We have an excellent working relationship with all the major manufacturers, which enables us to find the perfect holiday home to meet your personal needs. We can also provide you with an up to date list of all the new and used holiday homes available on the park for immediate ownership.

The lifestyle of owning your own holiday home can be amazing.

No stress of rushing home from work and having to pack to go away. If you own your own holiday home you can set it all up at the start of the season and leave everything in ready for when you arrive after a busy week at work. Open the door when you arrive and just pour a lovely glass of wine to chill or go to the local area.

It can be home from home for you to enjoy and meet your family or friends without any stress. We have some fantastic walks in the area, sea view or country which every you prefer. It's a brilliant lifestyle to bring your kids up or for the pets to enjoy as well.

Take advantage of our Free Wi Fi on park, this way you can still have some chill time and do your work at the same time.

You may live somewhere where you don't get chance to meet many people and this could be your opportunity to get away and meet up with people who you have meet here. It's a chance to open up your social life.

Holiday home owners pay £2,645 in site fees per year, this is a very competitive yearly amount with no hidden fees.

Criteria for bringing a caravan from another park

1. The Caravan must be under 8 years old (from date of manufacture) for Pakefield and five years for Garreg Goch.

2. The offer will be subject to the size of the Caravan (as specifically measured and not necessarily by declared specification).

3. We cannot consider the transferring of existing structures/verandahs although the purchase of a new verandah is possible depending on available/allowable space.

4. The ‘coming on fee’ is set at £1500 and excludes the relevant site fee any disconnection costs from existing park and transportation, but does include all siting costs and required safety testing.

5. The ‘coming on fee’ and annual site fee must be paid prior to the Caravan being transported to our park.

6. The site licence will reflect the remainder of the 12 year total licence from date of manufacture. At Pakefield, an annual review will take place at the end of that period and extensions may be granted.

7. The offer is subject to pitch availability.

SITE FEES

Standard Pitch = £2,596.00 inc VAT.

Tier 3 Pitch = £2,660.00 inc VAT.

Tier 2 Pitch = £2,725.00 inc VAT.

The site fee will be invoiced out on 1st January of every year and must be paid for in full by 1st March.

GENERAL RATES

The General Rates for the caravan will be invoiced on or around 1st April. For 2018 as we have just separated them from the site fee, there will be a proportional rates invoice for £38.70 for the period of 1st January to 31st March with a further payment of approximately £160.00 then due on 1st April for the period of 1st April 2018 to 31st March 2019.

OCCUPATION

The Park is open from 1st March until 10th January each year. Please note that holiday homes cannot be used or occupied outside this period. Visits are allowed between the hours of 10am and 3pm by prior arrangement only.

GAS

The cost of 1 x 47kg Gas Bottle is £79.00 Payment for gas is made when you order a Re-fill. Gas must be ordered by 12pm for same day delivery. Gas Safety Test Every Holiday Home needs to have the Gas System safety tested on a yearly basis. Central Heating If your Holiday Home has a central heating system, the Anti- Freeze can get diluted and will breakdown over time. We recommend that this should be checked regularly.

ELECTRICITY

Each Holiday Home has its own meter and is invoiced annually. There is an additional fee of £20 for meter maintenance and administration. Electrical Test The Electrical Safety test needs to be done every 3 years.

DRAIN DOWN

All caravans need to be completely drained of water during the close down period. We offer a service for this which includes the reconnection at the start of the new season.

INSURANCE

All Holiday Homes must have insurance and you will need to provide us with a copy of the certificate before you take over the holiday home and at every renewal.
